How Long. Gaano katagal.

How long will you live?

The average life span of a cockroach is one year. But, a cockroach does not know this. It does not scurry into safety at the sight of a giant shoe looming overhead, waiting for the perfect moment to squash it to extinction.

You and I differ from a cockroach. We are born knowing that eventually we will die. Like bread crumbs to pudding, our ashes will comingle with the Earth, thus offering nutrients to earthworms. An earthworm is far luckier than a cockroach. Its life span varies widely, from six to nine years, with the luckier species able to survive for at least 20 years. 

That we, humans, are gifted with the knowledge that our umbilical cords come with an expiration date appear to be lost on people who live aimless lives. To wake up each morning and feel that this day is no different than the other is such a grievous error in judgment. Every sunrise is an opportunity to live a day better and more productive than the previous one.

How long will you and I live? We need to ask that question because tomorrow, we could die. It would be such a shame if we go through life hoarding baskets of regrets in the backyard of our memory.

When we ride in an elevator, we press the number of the floor where we want to get off. In death, none of us know which button to press. Divinity has its own penthouse, and only those authorized by Heaven can reach that holy floor. So, live. Do not aim to merely exist. Leave an imprint, perhaps not as huge as Gandhi’s, but something precious to those who truly love you. Be good.

One of my mentors, a wise and brilliant man by the name of Silvestre Afable Jr., once said that we really only need the unconditional love of at least one person to get by in life. To be get love, one must know how to truly love. So, love. Do not aim to merely receive. Give as much as you can of yourself, whether through ideas, heartfelt hugs, and compliments that are sincere as biblical Psalms. Do not be stingy with appreciation. Money as a manifestation of love is overrated. That gadget you bought as a gift will depreciate in value as soon as it’s opened. The value of an unexpected hug at a critical time is a memory that appreciates with time.

If you spend time formulating horrendous memes and captions to bash someone else, please stop. The keyboard was not invented to be your accomplice in hate. Besides, the more energy you spend disliking people, the lesser minutes in the day for you to take in the positive energy of life. Hatred cuts life short. Bigotry is arrogance that kills. Remove that from your life. Be happy, if not always with yourself, than be happy for others.

Do you remember cramming for the final exams during your college days? Getting a failing grade is embarrassing because somehow you are judged based on the marks you get. Beyond school, failure teaches the greatest lessons. Do not let your fear of failure overshadow the potential to succeed. Trust yourself. In life, those who at least try would always get an answer. You just need to know what questions to ask, which situations to aim for. When you challenge yourself, then you get to know what living is all about. My father, the late great Ka Blas Ople, once said that the biggest tragedy is to grow old without really knowing what you want to be in life. Ambition is not a bad thing to have.

The average life expectancy of a Filipino is around 70 years. Nineteen years ago, our average life expectancy was only 58 years. That’s a difference of nearly 30 years! Compared to a cockroach, we are infinitely luckier. That you are able to read this column is already an affirmation of that good fortune. So, read more. Expand your mind. Develop your abilities. Age should not be a hindrance in uncovering your true worth. Observe your surroundings and take in as much as you can—the colors, the scents, the feelings, and the sounds. Be a happy sponge. Be grateful.

And as you live, where you are, with the people who love you, think of how you can improve your humanity. Always be a work in progress. Embark on self-improvement initiatives. Save money so you can travel; earn money so you can enroll in a class that is totally alien to what you currently do. Learn.

Be kind. When you are at work, in meetings, or sharing a crowded space with complete strangers, just breathe in and out with a grateful heart. Smile more. Find opportunities to laugh. It’s not that hard. One of the greatest follies in life is to spend more time looking at your phone than conversing with people. Do not type what you feel. Say it.

How long will you live? That may be God’s biggest surprise. When that divine elevator takes you to afterlife’s roof deck, I wish you the biggest smile, from within, radiating through the clouds, into the hearts of people that remember you best. For now, live and do your best.

Ang "tax declaration ay hindi titulo ng lupa. Maraming Supreme Court decision din ang nagsasabi na "Tax declarations and receipts are not conclusive evidence of ownership. At most, they constitute mere prima facie proof of ownership of the property for which taxes have been paid. In the absence of actual, public and adverse possession, the declaration of the land for tax purposes does not prove ownership." Ibig sabihin nito na ang tax declaration ay hindi siguradong ebidensiya ng pagmamay-ari ng lupa. While tax declarations and receipts are not conclusive evidence of ownership and do not prove title to the land.

Ang tax declaration ay pwedeng i-apply para maging titulo. May dalawang pamamaraan ng pagpaparehistro ng lupa, ito ay ang sumusunod:


1. Judicial Proceeding – kung saan kinakailangan ninyong magfile ng petisyon para sa registration sa korte.


2. Administrative Proceeding –ito ay pamamaraan kung saan mag-file ng application para sa “Homestead Patent” sa DENR at ang registration ng patent na ito ang magiging batayan para sa pag-isyu ng Original Certificate of Title alinsunod sa Commonwealth Act 141 o ang “THE PUBLIC LAND ACT”.

5. Get Connected to Big Men Who are better than you - A lot of men are failing because they are not mentored. They don't have anyone to whom they can sit down and listen, with obedience. In the old days, old men would sit young men down and show them how to hunt and kill animals... and no man was considered a man enough until he has personally killed an animal... now these men nowadays are not mentored and can't even kill a bird. There are men out there who have made it in life, find a way to get mentored by big men who are making waves and impacting people in our community.


6. Work - Stop Spending your whole day just praying and fasting yet you know that both Quran and Bible tells you that God will bless the work of your hands. Yes yes The blessing finds you on your way doing something,Stop using Prayer as an excuse not to work. Work hard.

Anger

 ANGER 💢😠


How many times have you been told, or heard others say, that there's no need to be angry? The common refrain is, "Stop being angry, it's not good, it's not right." 


But on my today's reading, my morning pages, I come to understand that;


ANGER IS FUEL. We feel it and we want to do something. Hit someone, break something, throw a fit, smash a fist into the wall, tell those bastards.


But we are nice people, and what we do with our anger is stuff it, deny it, bury it, block it, hide it, lie about it, medicate it, muffle it, ignore it. We do everything but listen to it.


Anger is meant to be listened to. Anger is a voice, a shout, a plea, a demand. Anger is meant to be respected.


Why?... 


Because anger is a map. Anger shows us what our boundaries are. Anger shows us where we want to go. It lets us see where we’ve been and lets us know when we haven’t liked it. Anger points the way, not just the finger. 


Anger is meant to be acted upon. It is not meant to be acted out. Anger points the direction. We are meant to use anger as fuel to take the actions we need to move where our anger points us. With a little thought, we can usually translate the message that our anger is sending us.


Anger is a tool, not a master. Anger is meant to be tapped into and drawn upon. Used properly, anger is use-full.


Sloth, Apathy, and Despair are the enemy. Anger is not. Anger is our friend. Not a nice friend. Not a gentle friend. But a very, very loyal friend.


It will always tell us when we have been betrayed. It will always tell us when we have betrayed ourselves. It will always tell us that it is time to act in our own best interests.


Anger is not the action itself It is action’s invitation.

Clean title

 Beware of the word “CLEAN TITLE” 


You can only call it clean title IF: 


⭕ Owners that appears in the title of the property are still ALIVE & CAN SIGN documents


⭕ NO disputes attached in the title AND “certified true copy” of the title. 

Please take note of the word “AND” because not all disputes are printed in the original title itself. Thus, it is very important to request for the latest certified true copy of the title. 


⭕ All real estate taxes are paid on time. Always request for latest real estate tax clearance. 


⭕ If the owners are married (on or after 1987) the property is considered conjugal even if only one property owner is in the title. Both should sign sale documents. Should the property owner dies, heirs should file and pay for the estate tax of all the properties. 


⭕ If the property estate taxes are not yet paid, the property cannot be called “CLEAN”. 


⭕ Magkaiba po ang real estate tax na binabayaran ninyo annually at ang estate tax (BIR FORM 1801). You only pay estate tax if the  owner in the title is already dead. Penalties (like big penalties) apply for late filing.

Yung 128gb ba yun" ate doesn't look like na may alam sa mga phone and I tell them "Yes po maam meron po naka promo kami ngayon 27,990 nalang po pag cash" then nag tinginan silang magkakasama then aalis na kasi parang namahalan then I ask ulit kung ano po bang hanap nila and ate said "Miss ganto kasi yung panganay ko gusto ng Iphone kaso budget namin ni mister 8k lang" so I offered them installment ways such as credit card or home credit inexplain ko isa isa ng maayos then sabi nya yung pinsan nya is meron kaya umalis sila and after an hour bumalik sila sakin Installment nalang daw ng 24 month (2years) para 1k+ lang daw monthly and nung mag unbox na nung unit ate doesn't look so happy kaya inask ko sya kung bakit kasi matanong talaga ako sa costumers ko ayoko sila maboring and ang sumagot yung kasama ni ate "Yung anak nyan kasi kaka 18 lang at graduate gusto ng iphone 11 128gb pa eh hindi naman nila kaya ang ginawa hindi umuwe ng isang linggo sakanila tapos hindi sila kinakausap" na shock ako grabe! And I ask si costumer "Ano po ba trabaho ng asawa nyo maam?" Sinagot nya agad "Tricycle driver lang tapos nag uupa pa kami ng bahay at yung bunsong kapatid nila nag gagatas pa" and pinutol kona agad yung conversation about dun nag proceed nalang ako sa demo kasi diko kinakaya yung naririnig ko. And mas lalo syang nagulat nung nalaman nya na pati yung adapter for charging is bibilihin pa na worth 1,200 "Pambigas nalang namin natira dito eh tsaka na siguro yan" sabi ni costumer. 

Grabe diko akalain na makaka encounter ako ng ganto na nababasa ko lang sya sa facebook dati. Sobrang naiinis ako sa anak ni maam. Nakaka loka isip isip ko samantalang ako from 18 years old nag start ako mag work upto this year na 21 nako tsaka lang ako naka bili ng Iphone tapos XR pa tapos sya nakuha nya yung gusto nya dahil sa pagmamaktol🤦‍♀️
