Cancer signals.

Cancer Signals in Both Men and Women

1. Appetite loss.
Many conditions, from depression to the flu, can make you feel less hungry.  Cancer can have this effect by changing your metabolism, the process your body uses to turn food into energy.

Stomach, pancreatic, colon, and ovarian cancers also can put pressure on your stomach and make you feel too full to eat.

2. Blood in the stool.
Cancers can bleed, but so can a bunch of other things, like ulcers, hemorrhoids, infections, or a sore. When you see red in your poop, the blood is often from somewhere in your "GI tract," meaning your esophagus, stomach, or intestines.

One way to tell where the blood is coming from is by how light or dark it looks. Bright red could mean the bleeding is in your rectum or the end of your intestines. A darker color means it may be from higher up, like a stomach ulcer.

No matter what the cause, blood in your stool needs to be checked out. You may need a colonoscopy or other tests to find the problem.

3. Blood in the urine.
When it shows up in your pee, it could be a warning sign of a problem in your urinary tract. Kidney or bladder cancer can cause this symptom, but it could also be due to an infection, kidney stones, or kidney disease.

4. Cough that doesn't go away.
A cold or the flu can make you hack away, but it's also a potential symptom of lung cancer, along with red flags like chest pain, weight loss, hoarseness, fatigue, and shortness of breath. See your doctor if you can't seem to shake it, especially if you're a smoker.

5. Extreme fatigue.
It's one of the most common cancer symptoms. We're not talking about a normal type of tiredness here. It's exhaustion that doesn't go away. If changing your activity level or getting more sleep doesn't make you perk up, see your doctor.

6. Fever that doesn't go away.
When your temperature goes up, it's usually a sign you've caught an infection. But some cancers, including lymphoma, leukemia, and kidney and liver cancers, can also make that happen.

Cancer fevers often rise and fall during the day, and sometimes they peak at the same time. See your doctor if you have a temperature of over 100.5 degrees F that lasts for more than a few days.

7. Lump in the neck.
It could be an infection, but it's also an early warning of mouth, throat, thyroid, and voice box (larynx) cancers.

Cancer lumps usually don't hurt. If you have one that doesn't go away or grows, see your doctor.

8. Night sweats.
In middle-aged women, it can be a symptom of menopause, but it's also a symptom of cancer, or an infection.

9. Skin changes.
A telltale sign of skin cancer is a growth that starts to look different or a sore that doesn't heal. See a dermatologist for any spot that:
- Gets bigger or thicker
- Changes color
- Has an oddly-shaped border
- Is bigger than a pencil eraser
- Crusts or scabs over and doesn't heal

10. Swollen lymph nodes.
Lumps in the side of your neck are most likely from strep throat or another infection. Less often, cancers like lymphoma or leukemia can make the lymph nodes swell up.

Breast cancer that has spread can cause swelling in lymph nodes under the arms. If the swelling doesn't go away in a week or so, have your doctor take a look.

11. Trouble swallowing.
A feeling like there's a lump in your throat is a common symptom of heartburn. Less often, when you find it hard to swallow it can signal cancer of the esophagus. If the feeling doesn't let up or it gets worse, see your doctor.

12.Shed pounds without trying.
Up to 40% of people who are diagnosed with cancer have lost weight. There's no obvious cause. Get any unexplained weight loss checked out.

Cancer cells

SHARING IS CARING!!!

So, as of today, my car already have 39,000 pesos (13) worth of violation (3,000 each) šŸ˜± that I'm unaware of at may padating pa(for approval for September 2019) dahil sa behaviour ng former driver ko!

No contact apprehension is a real thing in ParaƱaque . Be careful specially to Operators/car owners na nagha hire ng Driver. If the driver didn't pay the violation, it's the car owners responsibility to pay the fine and penalty.

3,000 violation each is a no joke. Imagine you are the driver at minimum wage ka lang, 1 week na sahod mo yan.

*****************************************
INFORMATION POST FROM TIGA SOUTH KA BA PAGE!

A Must Read. Paranaque No Contact Apprehension

1. As of now there are already 5 cameras in ParaƱaque that automatically detects ANY violation, records it and generates a report and sends it to the registered name of the owner based on plate number of the car via philpost snail mail after 30 days. ( sa case ko, lahat ng violation are from July and August,  meaning almost 3 months bago sila magpadala ng violation, GULATAN! GANON, DEPENDE sa bilis ng philpost!) 2 cameras down sa Kabihasnan at Amvel dahil sa LRT construction according to other people info, kaya ingat malamang super active ang ibang area,. 30 cameras are on the way! FYI. Follow the rules!

2. Some changes from the old traffic rules include the NO RIGHT TURN ON RED SIGNAL on all major intersections especially kabihasnan and evacom (camera automatically detects you) whether turning right to evacom/kabihasnan or turning right to sucat road coming from evacom/kabihasnan

3. No swerving on SOLID lines before an intersection (camera also detects you on this one)

4. Whatever you do, DO NOT TRY to chase a yellow light. Camera automatically flags you with BEATING THE RED LIGHT and OBSTRUCTION if you are still detected on the yellow box when the stoplight turns red.

5. If ever you know that you won't be able to make it across the intersection before yellow or red light, just BRAKE AND STOP before the yellow box or pedestrian lane. Even if you think there is still a few seconds to cross the intersection, DO NOT RISK IT. Don't stop too late or you'll end up stopping the nose of your car on the yellow box. Then the camera will automtically flag you with OBSTRUCTION violation.

6. NUMBER CODING. heavier the penalty 7am to 7pm windows hours still apply (better wag na lumabas, last month lang yata kaka announce na tatanggalin window hours ngayon still apply na naman daw)

7. No U TURN except on sucat kabihasnan southbound u turn to north bound

7. STRICTLY FOLLOW THE DIRECTION OF YOUR LANE AND OBEY TRAFFIC SIGNS.

For sucat-evacom southbound
1st lane: straight
2nd lane: straight
3rd lane: strictly RIGHT TURN

Sucat evacom northbound
1st lane: strictly LEFT TURN
2nd lane: straight
3rd lane: straight

Sucat Kabihasnan southbound
1st lane: straight
2nd lane: straight
3rd lane: strictly RIGHT TURN

Now for sucat kabihasnan northbound THIS IS WHERE IT GETS TRICKY. When i was flagged down, the arrangement of the lanes were as follows:

1st lane: LEFT
2nd lane: LEFT
3rd to 4th lane: straight

As of July 6, 2018, They have changed the lane arrangements (due to overwhelming violators on that 2nd lane) with the following
1st lane: left only
2nd lane: straight
3rd to 4th: straight
So you only have one lane going left to mcdo kabihasnan.

8. If ever you received a violation. Settle it ASAP as they will forward it to LTO after 5 working days if left unsettled. And be at the city hall EARLY. Violators come from everywhere to settle fines (most are caught in kabihasnan)

9. Lastly, if you have sold your car and it was caught, it will be sent to you or if your car is caught and you are not the one driving or if you bought a 2nd hand vehicle and you havent transferred name oof ownership yet. Refer to instructions in nocontact.paranaquecity.net

Drive smart and safe.

******************************

1. Timer for all stop light.

2. ON TIME NOTICE OF VIOLATION HINDI YUNG AABOT NG 3 MONTHS

suggestions forr sending violation

A .  Sending Scan tickets for owners  registered email
B. snail mail for hard copies
C. On time SMS notification with at least 2 registered numbers of owners (owners responsibility to always update their numbers)
D.. Centralized app for all cities and MMDA to notify if you violate kahit within NCR na lang kung masyado kumplikado sa kanila to. Kung nag violate ka sa pasig etc, sa centralized app ,you can track it!

Alam ko naisip nyo to. Hehehe

Specially caught on Kabihasnan.

No contact, with enforcer o wala, citizen should properly informed. Other visible signages din tulad ng no right turn, arrow sa kalsada etc.

5. Now the challenge is how to nominate drivers license since no contact! Kaya nga sila may license to drive!

3,000 pesos is no joke. Merry na merry ang Christmas. šŸ˜‚

This post  is to share awareness for all parties.

1. Law enforcement management for on time violation notification. It should be notified within 48 hours.

2. Operators/car owners should be aware for their drivers behaviour

4. 2nd owners, check nyo baka nabili nyo car puro violation. Gulat kayo sa renewal nyo!

UPDATED:
1. Is there a way na pwede malaman or ma track on the spot kung sino ang driver ng isang vehicle?  Like log in, log out! Possible ba yung ganyan? Kasi sa ibang bansa ganyan yata. Gawan nyo ng App! Since balak na to all over Metro Manila. At least on the date and time of violation automatic reflect sino ang driver ng vehicle.
13 violation yan oh! Dapat pang 3rd offense, may seminar na yan! Or revoke kung paulit ulit!

2. App for fastest tracking ng violation di lang sa pque kundi all over the Philippines. Centralize! Or Sms. FYI di lahat may access sa net to always check notification/violation! Easiest SMS! I'm sure di lang paque gumagamit ng philpost for sending letter of violation,  kung mahuli in other cities, ganon din yan. Matagal nyo din mareceive yan!

We are not against No contact, in fact, we are happy that we are trying to give way for improvements!

Check this out. Video link sa baba!
I hope walang violation yung mga car na to! If meron, now it's a trap!

Pag aaral.

Halimbawa:
* Dok ano ba dapat gawin tumataba kasi ako? (Hindi niyo alam? Weh...)
* Mataas cholesterol ko ano ba dapat iwasan kainin? (GsKers ano sagot?)
* Sinabihan inumin ng 2x a day after meal, tatanungin ako kung kailangan kumain muna. (Minsan sasabihin ginawang once a day lang.

Ganda arrive at clark from singapore.

All

As she stood in front of her 5th grade class on the very first day of school, she told the children an untruth. Like most teachers, she looked at her students and said that she loved them all the same. However, that was impossible, because there in the front row, slumped in his seat, was a little boy named Teddy Stoddard.

Mrs. Thompson had watched Teddy the year before and noticed that he did not play well with the other children, that his clothes were messy and that he constantly needed a bath. In addition, Teddy could be unpleasant.

It got to the point where Mrs. Thompson would actually take delight in marking his papers with a broad red pen, making bold X's and then putting a big "F" at the top of his papers.

At the school where Mrs. Thompson taught, she was required to review each child's past records and she put Teddy's off until last. However, when she reviewed his file, she was in for a surprise.

Teddy's first grade teacher wrote, "Teddy is a bright child with a ready laugh. He does his work neatly and has good manners... he is a joy to be around.."

His second grade teacher wrote, "Teddy is an excellent student, well liked by his classmates, but he is troubled because his mother has a terminal illness and life at home must be a struggle."

His third grade teacher wrote, "His mother's death has been hard on him. He tries to do his best, but his father doesn't show much interest and his home life will soon affect him if some steps aren't taken."

Teddy's fourth grade teacher wrote, "Teddy is withdrawn and doesn't show much interest in school. He doesn't have many friends and he sometimes sleeps in class."

By now, Mrs. Thompson realized the problem and she was ashamed of herself. She felt even worse when her students brought her Christmas presents, wrapped in beautiful ribbons and bright paper, except for Teddy's. His present was clumsily wrapped in the heavy, brown paper That he got from a grocery bag Mrs. Thompson took pains to open it in the middle of the other presents. Some of the children started to laugh when she found a rhinestone bracelet with some of the stones missing, and a bottle that was one-quarter full of perfume.. But she stifled the children's laughter when she exclaimed how pretty the bracelet was, putting it on, and dabbing some of the perfume on her wrist. Teddy Stoddard stayed after school that day just long enough to say, "Mrs. Thompson, today you smelled just like my Mom used to." After the children left, she cried for at least an hour.

On that very day, she quit teaching reading, writing and arithmetic. Instead, she began to teach children. Mrs. Thompson paid particular attention to Teddy. As she worked with him, his mind seemed to come alive. The more she encouraged him, the faster he responded. By the end of the year, Teddy had become one of the smartest children in the class and, despite her lie that she would love all the children the same, Teddy became one of her "teacher's pets.."

A year later, she found a note under her door, from Teddy, telling* her that she was still the best teacher he ever had in his whole life.

Six years went by before she got another note from Teddy. He then wrote that he had finished high school, third in his class, and she was still the best teacher he ever had in life.

Four years after that, she got another letter, saying that while things had been tough at times, he'd stayed in school, had stuck with it, and would soon graduate from college with the highest of honors. He assured Mrs. Thompson that she was still the best and favorite teacher he had ever had in his whole life.

Then four more years passed and yet another letter came. This time he explained that after he got his bachelor's degree, he decided to go a little further. The letter explained that she was still the best and favorite teacher he ever had. But now his name was a little longer.... The letter was signed, Theodore F. Stoddard, MD.

The story does not end there. You see, there was yet another letter that spring. Teddy said he had met this girl and was going to be married. He explained that his father had died a couple of years ago and he was wondering if Mrs. Thompson might agree to sit at the wedding in the place that was usually reserved for the mother of the groom.

Of course, Mrs. Thompson did. And guess what? She wore that bracelet, the one with several rhinestones missing. Moreover, she made sure she was wearing the perfume that Teddy remembered his mother wearing on their last Christmas together.

They hugged each other, and Dr. Stoddard whispered in Mrs. Thompson's ear, "Thank you Mrs. Thompson for* believing in me. Thank you so much for making me feel important and showing me that I could make a difference."

Mrs. Thompson, with tears in her eyes, whispered back. She said, "Teddy, you have it all wrong. You were the one who taught me that I could make a difference. I didn't know how to teach until I met you."

(For you that don't know, Teddy Stoddard is the Dr. at Iowa Methodist Hospital in Des Moines that has the Stoddard Cancer Wing.)

Warm someone's heart today. . . pass this along. I love this story so very much, I cry every time I read it. Just try to make a difference in someone's life today? tomorrow? Just "do it".

Random acts of kindness, I think they call it?

Mrs Thompson

As she stood in front of her 5th grade class on the very first day of school, she told the children an untruth. A KOREAN’S MESSAGE FOR THE FILIPINOS
18 July 2008
Written by Jaeyoun Kim

Filipinos always complain about the corruption in the Philippines. Do you really think the corruption is the problem of the Philippines? I do not think so. I strongly believe that the problem is the lack of love for the Philippines.

Let me first talk about my country, Korea. It might help you understand my point. After the Korean War, South Korea was one of the poorest countries in the world. Koreans had to start from scratch because entire country was destroyed after the Korean War, and we had no natural resources.

Koreans used to talk about the Philippines, for Filipinos were very rich in Asia. We envy Filipinos. Koreans really wanted to be well off like Filipinos. Many Koreans died of famine. My father and brother also died because of famine. Korean government was very corrupt and is still very corrupt beyond your imagination, but Korea was able to develop dramatically because Koreans really did their best for the common good with their heart burning with patriotism.

Koreans did not work just for themselves but also for their neighborhood and country. Education inspired young men with the spirit of patriotism.

Forty years ago, President Park took over the government to reform Korea. He tried to borrow money from other countries, but it was not possible to get a loan and attract a foreign investment because the economic situation of South Korea was so bad. Korea had only three factories. So, President Park sent many mine workers and nurses to Germany so that they could send money to Korea to build a factory. They had to go through horrible experience.

In 1964, President Park visited Germany to borrow money. Hundred of Koreans in Germany came to the airport to welcome him and cried there as they saw the President Park. They asked to him, “President, when can we be well off?” That was the only question everyone asked to him. President Park cried with them and promised them that Korea would be well
off if everyone works hard for Korea, and the President of Germany got the strong impression on them and lent money to Korea. So, President Park was able to build many factories in Korea . He always asked Koreans to love their country from their heart.

Many Korean scientists and engineers in the USA came back to Korea to help developing country because they wanted their country to be well off. Though they received very small salary, they did their best for Korea. They always hoped that their children would live in well off country.

My parents always brought me to the places where poor and physically handicapped people live. They wanted me to understand their life and help them. I also worked for Catholic Church when I was in the army. The only thing I learned from Catholic Church was that we have to love our neighborhood. And, I have loved my neighborhood. Have you cried for the Philippines? I have cried for my country several times. I also cried for the Philippines because of so many poor people.

I have been to the New Bilibid prison. What made me sad in the prison were the prisoners who do not have any love for their country. They go to mass and work for Church. They pray everyday.

However, they do not love the Philippines. I talked to two prisoners at the maximum-security compound, and both of them said that they would leave the Philippines right after they are released from the prison. They said that they would start a new life in other countries and never come back to the Philippines.

Many Koreans have a great love for Korea so that we were able to share our wealth with our neighborhood. The owners of factory and company were distributed their profit to their employees fairly so that employees could buy what they needed and saved money for the future and their children.

When I was in Korea, I had a very strong faith and wanted to be a priest. However, when I came to the Philippines, I completely lost my faith. I was very confused when I saw many unbelievable situations in the Philippines. Street kids always make me sad, and I see them everyday. The Philippines is the only Catholic country in Asia , but there are too many poor people here. People go to church every Sunday to pray, but nothing has been changed.

My parents came to the Philippines last week and saw this situation. They told me that Korea was much poorer than the present Philippines when they were young. They are so sorry that there are so many beggars and street kids. When we went to Pagsanjan, I forced my parents to take a boat because it would fun. However, they were not happy after taking a boat. They said that they would not take the boat again because they were sympathized the boatmen, for the boatmen were very poor and had a small frame. Most of people just took a boat and enjoyed it. But, my parents did not enjoy it because of love for them.

My mother who has been working for Catholic Church since I was very young told me that if we just go to mass without changing ourselves, we are not Catholic indeed. Faith should come with action. She added that I have to love Filipinos and do good things for them because all of us are same and have received a great love from God. I want Filipinos to love their neighborhood and country as much as they love God so that the Philippines will be well off.

I am sure that love is the keyword, which Filipinos should remember. We cannot change the sinful structure at once. It should start from person. Love must start in everybody, in a small scale and have to grow. A lot of things happen if we open up to love. Let’s put away our prejudices and look at our worries with our new eyes.

I discover that every person is worthy to be loved. Trust in love, because it makes changes possible. Love changes you and me. It changes people, contexts and relationships. It changes the world. Please love your neighborhood and country.

Jesus Christ said that whatever we do to others we do to Him. In the Philippines , there is God for people who are abused and abandoned. There is God who is crying for love. If you have a child, teach them how to love the Philippines. Teach them why they have to love their neighborhood and country. You already know that God also will be very happy if you love others.

That’s all I really want to ask you Filipinos.

WOW missing LINK to the SUCCESS of each and every Filipinos a decades of decades had past and that is LOVE for our country, LOVE for our neighborhood, LOVE for society and LOVE which GOD taught us! Please SHARE it, so that we Filipinos will be enlightened! And the question to POVERTY will be ANSWERED immediately...
GOD BLESS the Philippines!!!!

Clogged

Clogged arteries are incredibly dangerous; they increase the likelihood of heart attack and stroke, which can be fatal. It isn't only older people who are at risk of compromised arteries. With bad habits like a poor diet, smoking and a lack of exercise, we're all at risk. It's important to be aware of your artery health no matter how old you are. Fortunately, there are some natural ways to keep your arteries healthy, and we've listed eight of them below.
1. Make lifestyle changes. This one is obvious but absolutely essential, according to WebMD. Throw out the cigarettes, exercise regularly, and watch your weight. Try managing your stress levels too; stress is a common factor in heart disease. Make sure you run this by your doctor, but you'll want to go up to 30 minutes of physical activity most days of the week.a

2. Choose healthy fats. People have long thought that all fat was detrimental to heart health, but this isn't the case, according to Medical News Today and many other studies that have debunked this myth. Natural Living Ideasexplains that omega-3 fatty acids found in fish — and in cod liver oil, in particular — are great for heart health. Other healthy oils and fats include avocado, olive, almond and flaxseed. Even coconut oil, which is a saturated fat, has a high lauric acid content, and this helps to lubricate our arteries.

3. Drink pomegranate granada juice.WebMD cites a large study that shows pomegranate juice might help to keep our arteries healthy. It reduces blood vessel damage, thereby preventing the hardening of our arteries, and because it is so rich in antioxidants, it is thought to actually reverse the progression of heart disease.

4. Take your vitamins. Natural Living Ideas explains the link between vitamins B6, B12 and C and heart health. These vitamins keep our arteries flexible and help to prevent plaque buildup and blood clots. Safe supplements are widely available, but these vitamins are also obtainable from our food. B-complex vitamins are found in meat and fish, dairy, cereals and a range of vegetables, whereas vitamin C is easily obtainable by eating citrus fruits and vegetables like broccoli and red peppers.

5. Eat more garlic. We already know that garlic is a superfood, and according to Step to Health, it is also the best way to promote clean arteries naturally. It is a powerful antioxidant and fights the free radicals in your body while lowering bad cholesterol and increasing good cholesterol. Garlic improves blood flow and fights hypertension; just try to eat it crushed and raw for maximum benefit.

6. Try turmeric. Turmeric is fast taking off as the latest health supplement. Top 10 Home Remedies explains that turmeric contains curcumin, which is proven to have anti-inflammatory and antioxidant properties that help to prevent blood clots. Turmeric also lowers bad cholesterol to reduce buildup in the arteries and relax blood vessels. You can add turmeric to your food, take turmeric capsules or make your own turmeric latte.

7. Swap your coffee for ginger tea. Ginger is another effective remedy for clogged arteries, according to Top 10 Home Remedies, because it prevents and reduces plaque buildup by lowering cholesterol. You can eat ginger raw, or you can add freshly grated ginger to hot water for a healthy tea. Note that ginger can be quite spicy and strong-flavored, and you shouldn't continue to ingest it if it causes you any gastrointestinal issues.

8. Refrain from smoking. According to the Mayo Clinic, quitting smoking can improve your HDL cholesterol level (the good one). Blood circulation, heart rate, and blood pressure are known to improve after you quit with the effects being more pronounced the longer you quit for good.

9. Refrain from excessive alcohol consumption. Drink in moderation only. Mayo Clinicrecommends up to 1 drink per day for women of all ages and men older than 65 and 2 drinks per day for men younger than 65.

10. Go colorful with your veggies. It goes without saying that vegetables should make up the majority of a healthy balanced diet. But if you need any more convincing, know that veggies contain plenty of sterols, which flush away harmful cholesterol the same way that soluble fiber does. Livestrong recommends eating three to five servings per day of veggies, focusing on the most colorful ones: sweet potatoes, broccoli and carrots. Dark leafy greens like spinach provide plenty of magnesium, which is important for lowering blood pressure.

Many common lifestyle factors can cause plaque buildup in our arteries at any age, but it's easy to begin clearing your arteries via a cleansing diet and healthy lifestyle choices. It will decrease your risk of heart disease, heart attack and stroke, and you'll feel better for it, so make the change before it's too late.

Respect to everyone.

Naging viral na tong case about the teacher and the student. I'm not against teacher trying to give deciplinary action to a student who behave inappropriately. Napanood ko ang series na to and I'm not happy about how she ask appology. It's traumatizing kapag napahiya ka.

I am very disappointed. Nakakatakot maging makapangyarihan.

Wag ka ng magtangka pumasok dahil makapasok ka man, “out you go” ang bubungad sayo. Kase what do I expect?

I remember there was a time nung college ako. Meron akong sobrang higpit na professor. Terror kumbaga. Walang assignment, out you go! Late? Out you go! Out you go! May time na nangyari sakin yan, at pinagalitan nya ako. Sermong mala Ermat literal! And then she told me, sa harap ng klase na, “You are such a hard headed boy. At alam mo kung bakit ako nagagalit? Kase alam kong kaya mo. Thankyou, Maam Gerlie Nadunza Beramo. I love you. ♥️♥️♥️

Anyways, skl naman yan. Lets back to the topic.
What im trying to say is, ibang iba na ngayon. Ganyan yung way ng pag disiplina noong bata kami. That’s the reason why generation of today are lazy and irresponsible.

- Kawikaan 22:15

We've said it all

I've been to the wall
And always found somewhere to turn
There was always more to learn
we've reached the end
And almost closed the door
And someone went in
I never can remember who
All I know is that
We found the strength to make it through
love always finds a way
When the clouds have no silver linings
She comes through shining
Love always seeks the light
Through the darkest night
In her small ways
Love always finds a way
holding you near
After the storm has passed
It becomes clear
When all our tears have finally dried
That no matter how we fools
May try to turn the tide
love always finds a way

Estate tax

7 Things You Need to Know About Extrajudicial Settlement of Estate

When a person dies, he/she passes on his/her properties, if any, to his/her heirs. To distribute the properties amongst themselves, the heirs must settle the "estate" of the deceased. Should they agree on the division of the properties, they may do so without going to court in a procedure called "extrajudicial settlement of estate". This article discusses the 7 things you need to know about extrajudicial settlement of estate.

1. What is extrajudicial settlement of estate?

Extrajudicial Settlement of Estate is a private agreement between the heirs of the deceased person which sets out how the estate of the deceased will be divided or distributed among themselves. The terms of the private agreement to settle the estate of the deceased are set out in a document called “Deed of Extrajudicial Settlement of Estate”.

2. What is meant by “extrajudicial”?

It is “extrajudicial”, as opposed to judicial, in the sense that the heirs do not go to court to settle the estate.

3. What is meant by “estate”?

The term “estate” is the collective term for the real and/or personal properties left by the deceased.

4. What are the conditions in order for extrajudicial settlement of estate to be allowed?

Extrajudicial settlement of estate is allowed only when the following conditions are present:

1. the decedent died without a last will and testament;
2. the decedent has no debts or, if there are debts, such debts have been fully paid;
3. the heirs are all of legal age; in case there are minor heirs, they are duly represented by their judicial or legal representatives; and
4. A public instrument is duly executed by the heir or heirs and filed with the Register of Deeds.

5. What if there is only one surviving heir?

If there is only one surviving heir, he may execute an Affidavit of Self-Adjudication which adjudicates the entire estate to him/herself.

6. What are the steps involved in transferring the title of the properties to the surviving heir or heirs?

The transfer of title of specific properties into the names of the heirs involves two steps:

1. Settlement of the estate taxes with the Bureau of Internal Revenue; and
2. Registration of the transfer with the Register of Deeds where the property is situated

7. What are the documents needed for settlement of estate and transfer of title to the heirs?

Documentary Requirements for Settlement of Estate Tax with the Bureau of Internal Revenue (BIR)

1. Notice of Death
2. Certified true copy of the Certificate of Death
3. Deed of Extrajudicial Settlement of the Estate
4. Certified true copy of the land titles involved
5. Certified true copy of the latest Tax Declaration of real properties at the time of death
6. Statement of a Certified Public Accountant (C.P.A.) on the itemized assets of the decedent;
7. Certification from the Barangay Captain in cases of real property claimed to be a Family Home.

In case there are personal properties:

1. copy of Certificate of Registration of vehicles, if any, and other proofs showing their true value;
2. copy of certificate of stocks, if any;
3. proof of valuation of shares of stocks, whether listed or unlisted, at the time of death
4. proof of valuation of other types of personal property

Upon the submission of complete documents and payment of the estate taxes determined by the BIR, a Certificate Authorizing Registration (CAR) will be issued by the BIR. After which, the heirs may proceed to the Register of Deeds for the transfer of titles to their respective names.

Documentary Requirements for Transfer of Title of Land with the Register of Deeds

1. BIR Certificate Authorizing Registration (CAR) re: payment of estate taxes above
2. Real property tax clearance
3. Deed of Extrajudicial Settlement of the Estate (the same document above)
4. Proof of payment of transfer tax
5. Affidavit of Publication from the publisher stating that the notice of settlement has been published once a week for three (3) consecutive weeks.

We must not assume that....

“We must not assume that every person out there is greedy or selfish. We need to make room and give every person an opportunity to prove that they have pure and kind hearts. People with these kind souls are worth investing in.”

You don't have to be rich to give.

You don't have to be rich to give.

Is there anyone..

Is there anyone...richer than you.

That day I realized that the newspaper vendor is richer than I am.

When you have become the richest man in the world, How can your help match mine?

He said, I had help you when I was a poor newspaper vendor and you are trying to help me now.

The vendor said, "Sir, don't you think that by doing so you won't be able to match my help?".

Kindness makes you the most beautiful person in the world, no matter what you look like.

"People need to understand that the truly rich are those who possess a rich heart rather than lots of money.

"Because he didn't wait to become rich Å„o help śomeƶne."

Nanay kasi. Salute to all mothers.....

Laging magkatuwang. Walang bida at walang supporting role.

Namatay si Tatay 24 years ago.
